A commercial fire water tank has one job that is never tested until the day it matters, and a second job that is tested every year: it must hold a defined volume of water for a defined duration, and it must still be holding it, full and ready, at every annual inspection. Most tanks that fail do not fail on volume. They fail on the details - a level indicator that reads full while the outlet is above the suction point, an anti-vortex plate that was never fitted, a reserve that gets drawn down for irrigation because nothing physically prevents it.

1. What Does a Commercial Fire Reserve Have to Prove?

It must prove three things: that the volume is there, that it is dedicated, and that it is available on demand. Volume comes from the largest single demand on the site multiplied by the required duration - commonly two to four hours depending on occupancy and code - and it must be usable volume, meaning the water above the suction outlet and below the overflow. Dedicated means the reserve cannot be borrowed: under NFPA 22, a dedicated fire reserve is arranged with a permanent connection - an independent suction line or a standpipe - rather than a valve that depends on an operating promise. Available on demand means the suction arrangement, the level indication and the refill rate are all part of the design.
